We are looking for Commercial Research Specialist in our Commercial Department to research and analyze simple and complex market data, income and expense statements, rent rolls, lease agreements, financing documents, deeds, deeds of trust, closing statements, cost documents, sale information and other market information from various resources. Enters, gathers and analyzes this data so that it can be used to create a comprehensive data set that will aid in the valuation of commercial real estate and vacant land. This position will also assist with quality assurance, model development, state reporting, entity reporting, and the development of analysis and reports.

Responsibilities

  • Verifies sales information, and analyzes income and rent roll statements.
  • Gathers market, sales, income, cap rate, financing data from various sources.
  • Locates/discovers (during sales verification) improvements, and may perform on-site inspections, measure, collect and/or verify previously collected data, and classify improved and unimproved commercial properties for valuation purposes. 
  • Reviews and applies cost, market, and income approaches and appropriate rate tables, depreciation schedules, and other pertinent considerations for use in arriving at commercial property market values. 
  •  Assists with and implements quality assurance processes and helps validate and ensure data outcomes.
  • Utilizes available software, applications and systems to retrieve, manipulate, and input data.
  • May occasionally prepare and present information used as evidence of appraisal district values before the Appraisal Review Board.
  • May occasionally represent the district in informal value protest sessions, and make recommendations for resolving value disputes to those with decision-making authority. 

Must Have

  • Bachelor's degree or higher in real estate, business, finance, accounting, or a related field plus at least two years of relevant property appraisal experience or an equivalent combination of pertinent education and professional/technical training, with at least five years of relevant property appraisal experience.
  • Commercial property appraisal knowledge and experience.
  • Current designation as a Registered Professional Appraiser by the TDLR or the ability to obtain become and RPA as soon as possible.
  • Thorough knowledge of the Texas Property Tax Code and mass appraisal systems or willingness to gain this knowledge as soon as possible.
  •  Proficiency in using Excel spreadsheets or other spreadsheets is essential.
  • Valid driver's license, vehicle with current safety inspection sticker, and minimum state-mandated liability insurance required.

Nice to Have

  • Advanced degree in a relevant field.
  • Additional Appraisal related certifications or designations.
  • SQL query ability or other database knowledge and experience a plus.
  • Previous experience in commercial real estate appraisal, research, or related fields preferred.

Minimum Qualifications: To be eligible for this position, you must meet the following requirements:

  • Bachelor's degree or higher in real estate, business, finance, accounting, or a related field plus at least two years of relevant property appraisal experience or an equivalent combination of pertinent education and professional/technical training, with at least five years of relevant property appraisal experience.
  • Commercial property appraisal knowledge and experience.

  • Assists in necessary conversions, testing and implementation of systems.
  • Proficiency in using Excel spreadsheets or other spreadsheets is essential.
  • Successful completion of pre-employment screening such as driving and criminal background check
  • Flexibility with working hours and willing to perform a variety of tasks as needed and requested. 

Compensation and Benefits: We offer a competitive starting salary ranging from $71,427 in addition to a $5,500 annual car allowance.
